Plans for former Powergen site in Shirley given the green light

Solihull Council’s planning committee approved plans last night (2nd March)  for the ‘eyesore’ Powergen site on Haslucks Green Road in Shirley to be demolished and the surrounding area regenerated.

The building, designed by local architect John Madin, has been vacant for 20 years and locals have been pushing for the site to be redeveloped.

While the scheme to build 113 houses for the over 55’s was passed at last night’s planning committee, some members raised concerns over the height of the new housing development.

There is also going to be an Asda petrol station built as part of the project, which has been designed to work alongside the existing Parkgate scheme.

Speaking at the meeting, Councillor Howard Allen (Green, Shirley West) said: “Residents don’t want a 13-storey tower block replacement for Powergen.

“Residents don’t want an overwhelming extra-care scheme and indeed consider accommodation for the elderly is more than over-provided for in Shirley already.

“Residents would like to see affordable housing and starter homes for youngsters.

“Residents value green spaces and don’t want to lose any more.

“Approval of this Powergen application would set a precedent, a new norm for minimum housing densities in Solihull.”

Planning officers said the housing block will be ‘phased down’ to make it easier for residents to access the floors.

Councillor John Windmill (Lib Dem, Olton) also raised concerns over the height of the new development, which will be of similar height to the Powergen building.

He said: “This planning application is like a curate’s egg, it has its good and its bad parts.”

Councillor Windmill added he was concerned that by allowing a building of this size, would set a precedent for the planned regeneration of Mell Square in Solihull.

But Councillor Jim Ryan (Con, Bickenhill) said: “Shirley is a pleasant place and I am really excited about this new development.

“There are many buildings like this in Birmingham and I think the building will really enhance this part of Shirley.”

Councillor Jeff Potts (Con, Knowle) welcomed the scheme, saying it will bring a ‘host of benefits to the local community.’
